LFS community is still active, but no where near as much as it was before. LFS is the best choise if you don't want to spend much money and just want some casual racing + leagues, while Iracing is for the more dedicated people that does not mind paying for playing.

In addition to this, rFactor 2 and iRacing both model suspension compliance and chassis flex. rFactor 2 handles stiff suspensions the best. Assetto gets this soapy feeling once it started sliding - which is physically not right on a road (Feels like when you lost control on sandy underground, soap or ice). In addition to whichever console you choose, I'd recommend getting LFS, too. It's cheap, doesn't require a fancy computer to run good, and while the graphics are rubbish by Forza/GT4 standards, the physics are brilliant. It also allows you to design auto-X courses, simulating your "real life" track layout.
